The house was built in 1940 and is in original condition and has been well maintained by the one owner until we purchased the house in 2005. The rear sunroom and laundry restrict how these rooms can be used. The sunroom in particular needs to be enlarged so that it can be used as a family room with space for a table and 8 chairs. As the sunroom faces west it would be improved by the addition of a verandah to provide shade from the afternoon sun.
1. Sunroom / Family room
A. Floor to be raised by ~150mm so that it is at the same level as the kitchen and bedroom 3.
B. Ceiling height in adjoining rooms is ~3350mm. Ceiling height in sunroom is currently ~2890mm.
C. The new family room should be able to accommodate a dining table for 8 plus occasional seating.
D. As the family room faces west and gets a lot of afternoon sun a verandah should be incorporated into the design.
E. Entry to the family room is currently via the kitchen. This should be retained.
F. A new entry should be created joining the entry foyer directly to the family room; this will mean relocating the bathroom.
G. Preference would be to incorporate the family room and verandah roof using a "flat" structure.
A. Bathroom to be relocated; possibility to use part of bedroom 3.
B. Bathroom to accommodate; shower, bath and 2 basins in vanity unit.
C. Powder room to be created to accommodate toilet pan and pedestal basin.
A. This area is in need of refurbishment as it hasn't had any substantial work undertaken since the original fittings were removed some years ago.
B. Looking for proposals to convert to a second bathroom (bath, pedestal basin and toilet pan).
C. Washing machine and clothes drier could be accommodated in redesigned area currently being used by second toilet.
A. It is proposed to keep the kitchen largely "as is", as it complements feel that we want to keep through out the house.
B. The doorway from the entry foyer to the kitchen may need to be filled in to create useable space at that end of the kitchen for cupboards, fridge etc.
It is important to us that where possible existing fittings and fixtures are reused.
