The project attempts to implement at most Your requirements, which is the design of an office building, aimed to meet the needs of the Millennials generation with small enclosed sales/rentals and a large open office layout with lots of shared facilities.
The building is specifically designed so that it would fit into the narrow and long property with narrow facades on the two streets – 12Calle and 13 Calle. Natural lighting to office spaces is provided not only by façade windows, but with a large central atrium and a number of smaller sun atriums, so that each sale/rental workspace has natural sun lighting.
The building’s main entrance is situated on the larger 12 Calle street and it leads to an entrance foyer, which is part of the large atrium. All the floors are accessible from the “Social stair” - the large stairs function as a lounge and as a casual/peer-to-peer communication environment. Employees and visitors are naturally drawn to the stairs for vertical circulation instead of the elevators. The large space is open with ample natural lighting. Employees are drawn to the Social Stair to spend time between classes, studying alone or collaborating with others. The entrance foyer’s centerfold is the climbing wall. The indoor climbing wall encourages physical activity, fuels creative thought, boosts collaboration and results in a happy and healthy work environment.
On the first floor there are also a Fast Food restaurant with outdoor seating, shops for rent in the foyer (given the large number of occupants in the building I think these shops would be very profitable), as well as a GYM and a large multi-functional auditorium for 150+ people. On the side, facing towards 13 Calle, there are 2 more shops for rent (I think that they would also be profitable, because they have direct access from the street) and a ramp entrance to the underground parking lot.
The separate office sales/rentals are situated on floors 2-6. The spaces are organized in such a way that each customer would have his small team identify with his company in the open space and would not get confused with other companies (or clients) that have purchased alongside. On all the floors there are shared amenities such as meeting rooms, kitchens, lounge an game areas, lockers and WCs. The roof terrace on the 5th floor is used for outdoor sport activities (mini-football, table tennis, cross-fit GYM), whilst the roof terrace on the 6th floor is used for a panoramic lounge café.
