The [u]Entrance[/u] is best positioned in the middle so we can help distribute the spaces on 3 sides more easily and without wasting unnecessary space .The [u]reception counter[/u] is located right after the entrance to help guide people to their desired stations or to the [u]waiting area[/u] in the lobby .
Next to the Waiting area we have a space for [u]Bulletin boards and advertisements[/u] and also a [u]Tv hanging[/u] high above to show different projects and advertisements.
The larger space on the right is dedicated to the group of Real Estate related [u]offices[/u] which better be close to each other along with a [u]shared Meeting room[/u] and 1 equipment room .
The accounting offices on the left side with less space that is quite enough for 2 accounting rooms plus a small room for file storage or 1 of the photocopy machines .
In the front side we have a circular staircase to take less space and also have a better look and leads us to the upper floor ,and behind it we have the [u]restrooms[/u] which are separated for Men & Women and also the larger room at the back is for the [u]kitchen[/u] and a small counter [u]dining area[/u] plus a small [u]Break area[/u] for the staff .
You had mentioned in the briefs that you are expecting to create the 2nd floor over the closed-off areas , but if you check ,the closed-off areas are almost taking most of the space and if you want to fill all above them,it is not reasonable at all and besides you don't need too much space and it is not cost-effective at all .
Instead I figured out that [b]the spaces that interact with clients better not be that short in height[/b],because 4.3m is really short and if we also divide it ,it will remain only 2.4m for ground areas and is not good at all .
So [b]I only used an upper level over the private areas like kitchen and restrooms which is pretty enough for your purpose to add a 14 people conference room and also a large storage room[/b] .
I also used some [u]partition walls[/u] consisting of [b]mostly glass to pass light[/b] for deeper rooms to have some natural light , and also they are [b]equipped with remote curtains[/b] to be closed in a private session .
Then in the 2nd floor a large room is dedicated for a [u]14 people conference room[/u] and also a room for [u]storage files[/u] and stuff , and since this is a private area and rarely used ,the short ceiling doesnt matter much .
The materials theme is a mixture of rusty and at the same time with a modern touch . But other material options can be considered .
If the general concept of this design is close to your expectations , we can further enhance this and move forward . But at least with getting involved in the plan and the list of spaces you need and the conditions of the space , we know what type of obstacles we have and what can and can not be expected .
[b]P.S[/b] Also in this layout we have the chance to keep most parts of the 2 walls currently between shops ,to make it more cost effective and easier construction .
Only 2 pathways need to be opened .
You also have the option to replace some rooms and move it to another part , for example move the accountants to the other part and replace with Head of Rentals or Head of Sales .
