This project might be a bit of challenge as there are structural elements that limit the ability to easily achieve the design goals. The main goal of the project is to modernize the main floor layout of a house built in 1946. This entails:
-Expanding the kitchen area by removing a load bearing wall
-Ensuring that there is adequate natural light in all of the main rooms
-Opening up the dinning room and living room area while working around the existing ducting
-Designing a kitchen; we would really like an island if possible but understand if room doesn't permit. Ample storage area is also desired. Ikea kitchen cabinets are also encouraged
-The family room roof is sloped vertically away from the entrance (this room is 6” higher at the entranceway to the room).
-Add a small bar to ether the family or living room (doesn't need to be built in)
-Assist with furniture selection utilizing wayfair.com and allmodern.com (we would like to keep the existing dining room table/hutch and sectional sofa, all other items can me moved)
-Add a small main floor washroom
-Keep existing exterior envelope design
-Create a design that is warm and brings out the character of the existing house
-Cost conscious design approach, the budget for the renovation less the load bearing wall removal is $40,000.

All of ceiling heights are 8 feet, the family room section is 6 inches lower than the rest of the main level. I have also created a marked up pdf plan view of the floor that shows some other design constraints.
