This is a two story, 3900 square foot home built in 1958. We are considering the purchase of the home, but need a much better vision for what can be done to it before we make any moves. It is designed for a golf course view as the primary living space is on the second floor. Their have been some renovations, but not much has been done to our taste. There is no basement (only a crawl space), so storage is very important. Everything will need to be renovated, and an addition will be necessary in order to accommodate our family. Although I would prefer the primary living to be on the first floor, the ceilings are very low there (8-81/2 feet). There is a vaulted ceiling in the existing living room on the second floor as well as a skylight in the kitchen. That being said, one of the main design challenges is to design the entrance to make the flow upstairs feel not so awkward. I envision the garage becoming part of the living space and an addition on the left side of the house (as you face the home). There is forty feet between the existing house and the property line. I envision an addition that first, spans the length of the home and is wide enough to accommodate a proper master bedroom on the second floor. Then, the addition would extend out from the front of the house, for spacious garage areas (3-4 car). The bottom side of the master bedroom would have a two folded purpose: to house an area for a golf simulator and to house one-two golf carts. Considering the possibility of digging a foundation under this new addition for the possibility of a theater room would be nice. The final thought, is that the house must remain nice but modest looking to fit in properly into the neighborhood. These considerations all assume that the living space will be on the second floor.
1. Three bedrooms are needed on the first floor. Would like each to have their own bathroom, but would consider a jack and jill bathroom between two. In the Jack and Jill, each bedroom should have their own sink and mirror. Would like the bedrooms to be spacious (at least around 14x14) with the preference of a walk in closet in each. This floor extends out onto a covered porch in the backyard. Would like a kids family room to extend inside from the porch. The less visible the access and view of the bedrooms, the better. A mudroom and laundry room are two additional areas to consider on this floor. I would be open to the possibility of a laundry room on each floor and am flexible to the design of the mudroom (although it is something that I need in the design). A final idea (but not crucial) is a computer area.
2. Would like the second floor to be open concept, but would like the master bedroom to not be easily accessed for privacy. Do not desire a formal dining room, but rather a space that includes a great kitchen, dining area and flow into great room-all having a view of the course on the backside of the house. Would also like a guest room and bath as well as the potential for a study and maybe a second laundry room. These rooms can be in the front of the house. Need a powder room. Like that to be far enough away from the living space for adequate privacy.
3. Would like a deck to extend from the Master Bedroom to the kitchen along the back of the house on the second floor. Footers have been already poured for the possibility of an enclosed sunroom/screened in porch off the kitchen (the very left side of the house as looking at it from the backside).
I would like to keep the cost of the project in the $300K range.
