RTP is a mobile home community in St. Rose, LA. See Google map attached. It sits on River Road,10 minutes from New Orleans' International Airport, in a mixed-use zone, comprising single unit residential, commercial, and light industrial in the 1-mile radius area. RTP's southern boundary is River Rd, fronting the Mississippi River, and its northern boundary, a railroad. It currently consists of 113 mobile home units, with room for 2 more sites. It is operating at 98% capacity currently.
What's needed is a 500 sq ft., newly built-on-grade, or pier-built, laundry- and small community center, with room for 4 commercial washers/4 commercial dryers (and stubs for two additional), with two folding tables. 120 incoming/outgoing/rent collection mail boxes under an awning or porch area outside, with a 4-panel lighted community notice board.
In addition, a 10 x 15' secured storage facility, with interior, as well as exterior, access from the laundry area.should be adjacent or built in to the structure. The storage area will house a mop sink with hot/cold connections, as well as store various gardening equipment (up to 2 riding lawn mowers, augers, power equipment, etc.) Judicious use of shelving, hooks, storage cabinets, etc. can provide some storage capacity. Interior entry to this area is for easy access to a cleaning facility for the entire structure (such as mopping, sweeping...) One water hose bib on wall of this storage structure should also be included.
In addition, a playground structure, 16.5' x 19', which is currently little used and located in the rear of the Park, should be relocated to this lot, allowing better utilization. Sufficient play area, shaded seating, fencing, and some landscaping should be incorporated around this.
Lot is long and somewhat narrow 38.5' wide by 99.5' long.
